Stop Relying On Stocks Alone And Master Your Real Estate Property Investments

Real estate and property has become a very common investment vehicle in the United States, and whilst there’s lots of opportunity to make big gains, it can be a lot more complicated than investing in stocks and bonds. There are many different options available and you should think carefully about which one suits your needs best.
Should I buy to rent?
This type of investment is the most traditional and straightforward. Buy a property and rent it out to a tenant. The rent you charge should cover the mortgage and upkeep costs, and hopefully the property appreciates over time so you make a profit. The main drawback of course is that it is not a guaranteed income, and it’s down to you to manage the tenant and the property which can be time consuming.
What other options are available?
If buying to rent and managing tenants sounds a bit too much like hard work, then consider putting your money in a real estate investment group. This is where a company buys a set of apartments or condos and then you invest in that development. The investment group manages the running and in return takes a percentage of the monthly rent. There are also real estate investment trusts (REITs) that you can invest in that are traded on the stock exchange, these give you a share in commercial developments such as malls or office spaces and you get returns for little involvement or management. You could also consider something known as property “flipping”, where you buy a property with the sole intention of selling it on quickly for a profit when the market allows. Most property flippers invest no money in developing or improving the property, then just wait for the asset to appreciate and sell at a profit. It’s a risky way to invest but can reap rewards if you have the nerve!
